PLANS ANNOUNCED FOR £20M QUEEN'S SQUARE OFFICE DEVELOPMENT

Paris-based international property development company, Stargime, has announced plans to develop a new £20m Grade A office building in Belfast City Centre.

Plans submitted to Belfast City Council this week show how the former First Trust Bank building at 4 Queen’s Square, which has been vacant since 2013, will be incorporated into 80,000ft² of international standard, state-of-the-art office accommodation.

Upon completion it is envisaged the building will be leased to a major tenant from the financial services industry, creating approximately 350 additional jobs at an average salary of c. £30,000 per annum.  Approximately 154 jobs will also be created during the construction phase of the project.

The proposal, which is subject to planning approval, comes at a time when Invest Northern Ireland has highlighted a shortage in supply of Grade A office accommodation in Belfast and throughout Northern Ireland. Significantly, Stargime’s investment does not include any government funding.

While generating substantial economic benefits, the development will enhance the vitality of a key public space in the city centre by bringing a vacant Grade B+ listed building into active use.  It will also boost Belfast’s position as a growth cluster for the professional support services industry in the UK.

“Building on our European development experience, at 4 Queen’s Square we are aiming to create office accommodation of an international standard that will enable a large international firm to invest in Belfast, creating hundreds of high quality jobs in the process.

“Importantly for us, we are also very excited at the prospect of breathing new life into a landmark building and the surrounding area - creating an exciting, vibrant space in a key part of Belfast City Centre.”
