Catalina Bay Marina

The proposal is for a marina based tourist resort containing over 100 holiday homes, an 80 bed hotel, marina and visitors centre on the shores of Lower Lough Erne.

Issues Encountered

  • Landscape and visual impact - the site is in the countryside and is quite opento passing boat traffic on Lower Lough Erne and the Planning Service were keen to ensure that the proposal was as well integrated; this has led to negotiations in relation to scale of the development.
  • Sensitive ecological issues - the site is on the shores of Lough Erne and it was important to ensure that the waters were not polluted by the development. The proposal also has the potential to affect areas of woodland and the aim was to retain as many trees as possible to assist with visual integration.
  • Access - two new vehicular accesses were to be created onto the main B80
  • Tourism Need - before any design could be considered on the site, rural planning policy dictated that the need for the development had to be proven

Our Involvement

We managed the planning, environmental and public consultation for the proposed development.The proposal is currently going through the pre-application discussion process with Planning Service. We have negotiated the tourist need, have input into the design process on the back of the environmental assessment and negotiated the scale of the development in relation to visual impact.
