Fort George Masterplan

Development proposals for a comprehensive, mixed-use development including educational facilities, offices, retail, commercial and residential units to include high quality public realm provision to tie into the river-front location.

Site identified as a key gateway site into Derry/Londonderry and will include landmark buildings to mark arrival into the city.

Issues Encountered

  • A high quality design approach is required to ensure that all the proposedlandmark buildings are of appropriate scale, finish, massing.
  • As a former Ministry of Defence site there are high levels of groundcontamination that require remediation before any application can be submitted.
  • A full Environmental Impact Assessment is required as part of the submission.

Our Involvement

We provided design advice in relation to the design of this site, to prepare the Environmental Statement and to co-ordinate and manage the site master plan planning application.

Pre-Application discussions are still on-going with Planning Service and other statutory bodies in order to obtain agreement on how best to overcome the above issues. It is anticipated that a planning application for this project will be submitted early 2011.
