Gasworks Grade A Office Development

A full planning application was submitted for the erection of office building (ranging in height from four to six storeys) and associated access road, re-configuration of existing car park and ancillary works.

The proposal represents an investment of £12m from a local developer, supports the creation of 550 jobs and will contribute around £750k per annum to Belfast City Council in rent and rates.

This site forms part of the wider Northern Fringe Masterplan which is being taken forward by Belfast City Council for mixed use development including social housing, retail, offices and tourism / hotel uses.

Our Involvement

We carried out a full Pre-Application Community Consultation process including private briefings with elected representatives, presentations to community groups and a public event at the Radisson Blu Hotel.

As agent, we managed a team of sub-consultants in the preparation of the planning application dealing with issues such as transport and contamination. It was also necessary to fully outline the background to the zoning of the lands.

Furthermore, a suggested package of developer contributions was drafted and issued to planners in advance of approval at the Belfast City Council Planning Committee.
