Approval secured for 26 social housing apartments at Circular Road, Coleraine

29 May 2025

On behalf of Radius Housing, Gravis Planning is pleased to have secured full planning permission for a new social housing development at Circular Road, Coleraine. The scheme which represents a £6million investment, will deliver 26 high-quality Category 1 apartments for active elderly residents (over-55s) in the heart of the town.

The development will make a significant contribution to meeting local housing need, with the potential to accommodate up to 67 people currently on the NIHE waiting list.

Despite an initial recommendation to refuse the application, members of the Causeway Coast and Glens Borough Council Planning Committee voted to approve the proposal at their meeting on 28 May 2025.

The committee’s decision to approve the application reflects the potential to regenerate a vacant brownfield site within a highly accessible and sustainable town-centre location.

Issues encountered during the planning process were comprehensively addressed through a design-led approach, including, the implementation of a stepped four-storey layout with an upper-level setback to reduce height and visual impact; and a broken-down brick façade providing a terrace-style form in keeping with the surrounding character.

The development will be built to Lifetime Homes and EPC-A standards, providing energy-efficient, accessible homes that promote independent living. The scheme also includes two fully wheelchair-accessible apartments.

Gravis Planning is pleased to have provided planning services and political engagement support to secure approval for Radius Housing.

We look forward to seeing this development move forward to delivery.
