Proposal for residential development consisting of 53 No. dwellings on zoned residential lands in the draft area plan.
We were instructed to run an appeal for the proposal after the planning application was refused permission on grounds of prematurity and design issues. We advised the architect on design changes prior to the appeal hearing and also provided planning advice to the legal representatives of the appellant.
Our consultants and legal counsel provided a robust argument as to why prematurity was not an issue. Following extensive research by SP, Planning Service conceded that there was a shortfall in housing provision in Coleraine and this persuaded the PAC to lay aside prematurity concerns and approve the appeal.
A series of pre-appeal meetings with the Planning Service addressed most of the design issues, thus removing these concerns on the day of the hearing.
